Questions I get about Villas at Seaside
Is Villas at Seaside in Ocean Isle Beach, Sunset Beach or Shallotte?
All three names appear on live listings for homes on the same street, which is why this question
comes up constantly. The neighborhood sits on the Seaside Road SW corridor between the two islands,
the mailing address commonly carries an Ocean Isle Beach 28469 ZIP, and the zoning code in the MLS
reads as a Sunset Beach designation. Brunswick County bills the taxes regardless. Which town's
jurisdiction applies to a specific address has a real answer and real consequences, so I verify it
in writing rather than guessing from the listing.
What's the difference between a villa and a townhome here?
Villas are single-story duet homes with a two-car garage, in the 100 block of Arnette Drive.
Townhomes are two-story with a main-floor owner's suite and usually a one-car garage plus a two-car
driveway, on the 200 block of Arnette and on Parkington Lane. Square footage overlaps between them;
the garage and the stairs are the real difference, and for most of my buyers those decide it.
What's the difference between the Wylie and the Glenville?
Both are two-story townhomes with the owner's suite on the main floor and a nearly identical first
level. The Glenville adds a loft upstairs — a genuine second living area — plus a walk-in storage
room. The Wylie skips both and is the more compact plan. If guests stay for weeks rather than
weekends, or if you have no other storage, the Glenville earns its premium.
Is this a 55+ community?
No. Villas at Seaside is all-ages. It draws heavily from retirees and second-home buyers because
of the single-level villa plans and the maintenance package, but there is no age restriction. If
age-restricted living is what you're after, I can point you to the communities in this corridor
that genuinely are.
Can I rent my home out?
Short-term rentals are permitted for many homes here, which is unusual on the mainland side of
this county and part of why investors look at it. But permissions come from the governing documents
and any amendments, not from listing remarks, and they can change. If rental income is part of your
purchase math, I get the current covenants and rental amendments in front of you before you go
under contract.
Who built these homes — H&H or Dream Finders?
Both names, one company. H&H Homes started the community; Dream Finders Homes acquired H&H
in October 2020 and kept the H&H brand running for a period afterward. Earlier homes here carry
the H&H name in marketing, later ones say Dream Finders. Same floor plans, same streets, same
construction program.
Are there custom homes or other builders in any section?
No. Every home here is a production plan from one builder. Some portals label this a custom home
community, which is simply wrong. If a custom build is what you want in this corridor, several
nearby neighborhoods offer it and I'll walk you through the differences without steering you.
Is new construction still available at Villas at Seaside?
Yes. The community reopened and is selling again, with models open on Arnette Drive. As of
8 September 2026 the builder is running two villa plans — the Ivy at 1,604 square feet and
the Wisteria at 2,065 — plus a new townhome plan, the Osprey, at roughly 1,818 square feet.
All three carry two-car garages, and there is a small amount of quick move-in inventory under
construction. Timing, pricing and homesite premiums move constantly, so ask me for the current
picture rather than trusting any date-stamped page, including this one.
Can I still buy a Wylie or a Glenville?
Only as a resale. The Wylie and Glenville were the previous round of townhome plans here and are
not in the builder's current lineup. That matters more than it sounds: buying a resale rather than
ordering from a builder changes your leverage, your inspection rights and your timeline —
usually in your favor, if you know to use them.
Is this a good fit for a full-time residence, or mostly second homes?
Both work, and the mix here genuinely includes both. Full-time residents tend to value that
groceries, a pharmacy and a hardware store are on this corridor rather than forty minutes away.
Second-home owners value that the lawn is cut and the exterior is insured whether they're here or
not. Where it gets thinner is if you want a built-in social life inside the neighborhood —
there's no clubhouse to supply that, and people who thrive here find it elsewhere in the county.
